Outside of Bangkok, the resort city of Phuket is the most developed real estate location in Thailand. Located on the southwest coast of the country, this island has much to offer the international real estate investor. There are resorts, apartments, condominiums, houses, villas and plenty of seaside property available for those who are interested in this tropical location.

 

This island sits on the Andaman Sea and the Strait of Malacca, and is about 50 kilometers long and 20 kilometers wide. The major resorts are on the western side of the island, facing the sea. The eastern side of the island has a large bay separating it and the rest of Thailand, and is filled with many small islands to explore for those who are so inclined.

 

There are basically two seasons in this tropical location – the rainy season from May to October and the hot season from November to April. September and October are the wettest months and really the only bad time to visit. Average temperatures range from 23º C to 33ºC.

 

The island’s real estate infrastructure is well-developed so there aren’t a lot of surprises, unlike many other tropical locations. There are many resorts and developments on Phuket for those investors who want to live here or buy to lease. Beachfront and seaview properties are the ideal, and also cost the most. Villas and homes tend to run towards the high side of prices, but there are plenty of condos and apartments for those who don’t have the money for the high priced individual units.

 

The condominium market on Phuket is the most popular for international investors due to complex Thai ownership laws and high costs for houses and villas, so there are plenty of options available. Prices typically range from about 13 million baht to 30 million baht, depending on the size and location. The southwestern coastal areas are good for condos, including Patong, Karon and Kata. If you are looking for a less expensive place, than Phuket Town on the eastern side of the island offers a range of options.

 

Villas and homes run much more money and are a bit harder to acquire due to the ownership laws. However, with many resort developments it is possible to purchase a luxury villa on the island. Some places to look include developments such as Phuket Pavilions at Layan. More modestly priced properties such as Layan Gardens, Lakewood Hills, Sujika Gardens, located in the Layan, Bang Tao and Cherng Talay areas are nice places for foreign investors.

 

Phuket is located on the southwest coast of Thailand, about 800 kilometers south of Bangkok. Phuket International Airport (HKT) is the second busiest airport in the country, serving nearly 3 million passengers per year, and offers both direct and connecting service. The airport is on the northern side of the island, 32 kilometers from downtown Phuket City. There are many flights to and from Bangkok daily, where you can get international connections to just about anywhere. There are also a number of direct flights to international destinations, principally via Thai Airways.

 

Driving time from Bangkok to Phuket is about 12 hours, and you can drive yourself or take a bus. Many cruise ships and ferry boats stop at the island as well.
